Canal Ponds Business Park, a joint development by Pioneer and Eastman Kodak, is a 300-acre site located in the Rochester, New York suburb of Greece. It represents the largest mixed-use commercial development in Upstate New York.

The Park consists of 2 million square feet of industrial and office segments as well as over 500,000 square feet of support retail, hotel and restaurant facilities. With direct access to and extensive frontage on Interstate 390, Canal Ponds is easily accessible to the New York State Thruway, the Greater Rochester International Airport, the Central Business District and Rochester’s residential communities.

The first developments in the Park consisted of an IBM data processing center and a facility housing the Clinical Products division of Eastman Kodak Company. These projects were followed by Gannett Rochester Newspapers' new $70 million printing and distribution center, and Park Ridge Hospital's daycare and sports medicine facilities.

The award winning planning for Canal Ponds uniquely integrates the occupants and visitors of the Park with the natural environment. Thirty acres of wetlands have been connected to 20 acres of ponds and 12 acres of woodlands through a system of walkways and bicycle paths that meander across the site.
