Located on approximately 30 tree-lined acres in the City of Glens Falls, New York, Pioneer renovated the facilities of a former skiwear apparel manufacturer and developed additional structures to house several operations of the Niagara Mohawk Power Corporation. This consolidation provided Niagara Mohawk with a northeast regional headquarters facility.

The project consists of several one and two-story buildings and totals 200,000 square feet. Special features include a storm disaster center equipped with a state-of-the-art communications center with back-up power and disaster recovery facilities. A specially designed vehicle maintenance facility and life safety systems have been added to enhance the functionality of this structure.

The decision by Niagara Mohawk to purchase and renovate this structure was made on the basis of a market-driven feasibility study of alternatives conducted by Pioneer.
